– Key Metrics: Cap rates (city/asset-specific), NOI adjustments, and DCF models (sensitive to delays/costs).
– Macro Risks: Interest rates, oversupply (e.g., luxury vs. affordable), and policy changes (RERA, GST).
– Red Flags: High developer leverage, unsold inventory, and NAV-market price gaps in REITs.
